1. Booking & Payment

1.1. All reservations are made via the website using Stripe.
1.2. Each listing clearly indicates whether it is refundable or non‑refundable.
1.3. Payment is taken in full at the time of booking for non‑refundable rooms; for refundable rooms, your card is authorized or charged per the specified policy.
1.4. You’ll receive a booking confirmation via email, showing the apartment details, dates, total paid, and room cancellation policy.

2. Cancellation & Refunds

2.1. Refundable bookings:

  • If you cancel by the stated deadline (see room listing), you’re generally entitled to a full refund.
  • Cancellations made after the deadline are not eligible for a refund.
    2.2. Non‑refundable bookings:
  • These are not eligible for refunds, even if you cancel before check‑in.
    2.3. Refunds are not automated. To request a refund, you must contact us directly.
    2.4. Refunds are issued if:
  • You cancel within policy timeframe, and
  • All booking information (dates, booking origin) is validated in our dashboard.
    2.5. Refunds are processed manually via Stripe or bank transfer, minus any processing fees.
    2.6. No‑shows or early departures do not qualify for refunds.

3. Check‑In & Check‑Out

3.1. Normal check‑in is at 4:00 PM, unless otherwise arranged.
3.2. Check‑out is at 11:00 AM.
3.3. Early check‑in or late check‑out may be arranged when possible and may incur extra charges.

4. Security Deposit & Damages

4.1. We may apply a refundable security deposit (via card pre‑authorization or cash) to cover incidental damage.
4.2. Any damage, missing items, or excessive cleaning will be deducted from the deposit.
4.3. The remaining deposit is refunded within 72 hours after check‑out, once the apartment is inspected.

5. House Rules & Guest Responsibilities

5.1. Only the number of guests stated in your booking may stay overnight.
5.2. No parties, loud disturbances, smoking (except where permitted) or illegal activity. Non‑compliance may result in immediate termination of the stay without refund.
5.3. Guests must treat the property with care; any damage or loss is the guest’s responsibility.
5.4. Pets are only allowed if explicitly stated in the listing and may incur additional fees.

6. Data Collection & Privacy

6.1. We collect data required for booking and communication purposes (name, contact info, ID if legally required), all stored securely.
6.2. Booking and payment details are stored in our secure dashboard for audit and customer service.
6.3. We do not share personal data with third parties, except where required by law (e.g. local police register).

7. Liability

7.1. We take reasonable steps to ensure safety and comfort, but are not liable for injury, loss, or theft of personal belongings.
7.2. We’re not responsible for failure of utilities or services due to force majeure (e.g. extreme weather, strikes).
7.3. If the booked apartment becomes unavailable (e.g. necessary maintenance), we will offer alternative accommodation or refund in full.

8. Changes & Cancellations by Us

8.1. We reserve the right to modify or cancel bookings due to unforeseeable circumstances.
8.2. If this happens before you check in, you’ll receive a full refund or comparable accommodation at no extra cost.
8.3. We’re not liable for any indirect losses (e.g. travel costs).

9. Applicable Law & Dispute Resolution

9.1. These Terms are governed by Spanish law.
9.2. Any dispute arising from these Terms shall be subject to the exclusive jurisdiction of the courts in Valencia, Spain.
